  • Where do I look for apartments that contain 3-5 bedrooms?
  • You can start by browsing apartment websites and using filters to select your preferred number of bedrooms. While options may be limited, many property websites allow you to view available floor plans, pricing, and other details to help you narrow down your search.

  • What’s the difference between contracting at The Green and Orchard Park or leasing at Orchard Park? 

  • The Green at West Village is designed for undergraduate students. It offers fully furnished apartments, access to on-campus dining plans, and quarterly billing that aligns with the academic calendar. Most first-year transfer students are placed at The Green, and some may stay into their second year if they qualify for guaranteed housing.

    Orchard Park prioritizes single graduate students and students with families in either bed leases or unit leases.  Lease terms are 11.5 months with monthly rent payments, rather than quarterly billing. There are both furnished and unfurnished apartments through the unit lease. All bed leases are furnished, and these residents can form roommate groups. A $250 security deposit is required. A limited number of spaces are available for undergraduate students to contract (similar to The Green).

    At both properties parking is available at an additional cost but is not guaranteed, and dining plans are not required, but meal plans are available. 

  • I am a current resident on-campus. How do I find out more about living on campus again?
  • Current residents receive information regarding the Commitment Process or Renewal Process in late fall or early winter. By early February, students who completed the Commitment process are notified if they received a housing guarantee or priority. Contact studenthousing@ucdavis.edu with specific questions.
  • Can I sublease my apartment or have someone take over my contract?
  • Your lease/contract is legally binding; however, some communities allow you to sublease your room/apartment for a short period of time. Please check directly with your housing office to confirm if they allow this option. If permitted, you can post your listing on Facebook groups or our Community Housing Listing https://chl.ucdavis.edu 

    - Subleasing is not permitted in the following communities:
        - Residence Halls
        - The Green
        - Primero Grove
        - Orchard Park

    Please reach out to Student Housing, studenthousing@ucdavis.edu to discuss your options. 
  • Can someone without a housing guarantee live with me if I have guaranteed housing? 
  • No. All residents living in the Residence Halls, The Green, and Orchard Park must have secured housing. If your preferred roommate does not have secured housing and/or on the waitlist, they cannot be added to your roommate group or assigned to your apartment/room.
  • When moving off campus, do I only get charged for rent? Are there any other utilities 
  • You'll typically be charged for rent and utilities, which may include water, trash, and sewage. PG&E (electricity/gas) is usually billed separately, and internet (Wi-Fi) may not be included.

    Each property is different, so be sure to review what's covered in your lease. In most cases, tenants are responsible for PG&E and internet if they're not part of rent.

  • I want to live close to campus, where should I start looking? 
  • We have seen many students gravitate towards west Davis apartments and central Davis. Many students opt specifically for the area of Sycamore lane as well but an important thing to keep in mind is that the closer you live to campus the more expensive it might be. 

  • Where in Davis do they offer free or low cost parking?

    - Parking will differ from property to property 

  • How should I start budgeting?

  • If you receive a financial aid refund, be sure to budget it to carefully to help cover rent and utilities. Many students also work on campus jobs, which are often flexible with class schedules and can provide extra income.

  • What’s considered to be expensive for a single or double bedroom? What range should I be looking at? 
  • For a single room we have seen that your range should be anywhere from $800-$1400, a good maximum can be about $1300 but don't forget to factor in a bit extra for any household bills. For a shared room a range we have seen is anywhere from $600-$1200 a good maximum can be about $800.
